"I honestly can t fault this holiday rental property, the owner has thought of absolutely everything. The games room is wonderfully equipped and we really enjoyed playing pool and table football in the evenings. All the bedrooms are of a good size with the most comfortable beds I ve ever slept in in a holiday rental property. The two lounges are large with TV and DVD players and a good supply of books and dvds. The kitchen again is so well stocked, there s nothing that I couldn t find. The pool area gets the sun from mid morning to late afternoon and there are two tables for alfresco dining and two bbqs. We paid for pool heating as we went in February and this worked really well as the pool was lovely and warm, something you wouldn t need later in the season. I really liked the peaceful location of the villa on a very secure golf complex and I felt very safe at all times. The huge Walmart and a selection of fast food eateries are a two minute drive away or a ten minute walk. The location is well placed to access the theme parks within a 20 minute drive or so. I hire many villas all over the world and I can say that this was one of the best. The owner Di, was great to deal with and answered my emails really quickly during the booking process. We liked it so much that we are going to return next Easter! Thanks Di x "

"This was the perfect vacation home for our family to gather for the holidays. Everyone came from different parts of the U.S. to be family again for a week (D.C./Chicago & Indiana) We enjoyed all aspects of the home, including the games room, swimming pool and TV room. Each day everyone went different directions to tour Florida. (True tourist) I was able to catch a 6lbs large mouth Bass near Lake Alfred. We all spent a day at Epcot, Disney and enjoyed the German Restaurant. We invited Florida relatives over for a huge feast. 15 family members in one home together. Priceless! Very relaxing and most comfortable in every way! Thank you for opening up your home to our 7 member family to gather together again, just like the old days!"

Area was great with loads of restaurant options and Walmart and Publix minutes from the door. Wished we were there for longer just to spend time in the villa - the pool and games room were a massive hit with the kids.

"This is our 2nd visit since last year, but this time we brought our family. And just as we had expected it, we all loved this place.This place is awesome and so well taken care of. We even noticed some good changes (dishwasher, dryer and washer) and again how neat and organized we found this house! So incredible the fact that this is so kid friendly, our kids are main priority and we found EVERYTHING we need for them in here. They all loved it so much that even said 'this is our house' and of course don't want to leave. Well, actually none of us want to. However, we leave with a huge smile on our faces and our hearts and souls happy. What an amazing time we had, this pretty much feels like our second home. "This was our first time renting a place for vacation, and I'm glad to say it was great! It was in perfect condition and clean, which are a must in our list. The decoration is so nice, we loved the Disney themes! Furniture gives it an elegant touch. The location is also very convenient, half an hour from the parks and 40 min from the airport. There are also many stores and restaurants walking distant like the Super Walmart which is the closest (at the entrance of the Southern Dunes). This house is located in a very quiet and safe place, which makes it even more relaxing. The owners thought of every little detail to make you feel at home, from the alarm sistem to the little signs everywhere explaining how everything works and should be taken care of. We were only three staying this time but are definately looking forward coming back with the rest of the family. If you have any questions the owner will reply almost inmediately. We didn't want to leave, it was awesome!!! Totally recommend this place."

"Wow, wow, wow such an amazing villa!! Even with 10 people in we didn't feel crowded, this villa has everything you need and more. Copious amounts of towels, sheets, flannels, spare flip flops, spare sunglasses, spare goggles. Fully stocked kitchen with oven trays, saucepans, scales, pizza cutter, we ate in a few nights and couldn't believe how much it was like home! So easy!
Games room was brilliant for all our ages, my 19 yr old nephew got beaten quite a few times at pool by his dad! So many other toys for boys and girls and loads of dressing up costumes.
The pool toys were amazing and so many, we nearly blew everyone of them up!
I cannot recommend this villa enough it was amazing, we had so many sad faces when we left!"

"The villa was amazing and had everything to keep the adults and children in our party entertained (ages 2,5,14 and 17). So much thought has gone into the decoration and facilities in the villa, it was a home from home. The heated pool was very relaxing after lots of walking around the parks. Di was excellent at answering any questions and we appreciate the arranging of the NFL sports channels.
We would recommend Southern Dunes to anyone wishing to stay near to all the theme parks and we would especially recommend this villa. Manny's is also a must for eating out."

"This was my second visit to this villa and yet again it did not disappoint. There is absolutely nothing to fault, everything you could possibly need or want is supplied for you, we didn't even need to buy ponchos, which unfortunately got a lot of use!! We travelled with 2 children who spent the majority of the time in the pool and playing in the incredibly well equipped games room. Hubby had a great time using the driving range. Massive thank you to Di for reccomending Dora's Pizza, the best we've ever had. Di is an absolute star, nothing is too much trouble for her and I personally think you'd have to go a long way to find a better villa and owner. Love the fact that has enough seating for everyone, we had friends over whilst there and it was great to be able to all sit at a table together. I do not hesitate in recommending this villa and we will be staying again on our next visit to Florida. (You must visit Manny's chophouse as well if staying here, best steak ever!!!) Book now to avoid disappointment :-)
Nearly forgot to mention the bed in Mickey master, so comfy, and have been told all the others are as well, just what you'll need after a long day at parks. Another plus for me was the free phone calls so could keep in touch with my family. The tv is pretty awesome too, we had awful weather so spent more time in than we wanted, but a 58" smart tv certainly helped."

"What can I say! Villa Southern Dunes was a fantastic experience. Everything you could possibly need was there. Great for kids, toys, fancy dress, DVD's, booster seats, buggy you name it they had it, made our stay so easy on non-Disney days!
Adults not forgotten either with the games room.
Villa well equipped and clean, what I found a bonus was not having to go shopping for store cupboard items, salt, oil, bin bags dish-wash etc so many holiday homes are stripped of these things if left by previous guests.

"Just come back from 2 weeks at this fabulous villa - wish we were still there! We've stayed in many different places - and I'm very hard to please and fussy. This is one of the most comfortable and well equipped villas I have ever stayed at. Lovely quiet location, beautiful pool and the most blissfully comfortable beds, a rarity when staying in villas. Only half an hour drive from Disney etc, but a world away as you can escape the crowds in peace and quiet.
The villa is in a quiet cul de sac in a gated community with 24 hour security guard. There's a massive, really massive, Walmart right outside of the community, it's open 24 hours and perfect for shopping.
It's the little touches that make this villa stand out: tons of hangers and drawer space (most places don't have nearly enough), a brilliantly equipped kitchen complete with Mickey Mouse waffle maker, a games room full of Barbies, games for all ages and tons of dressing up, loads of different inflatables for the pool, lovely cotton bedding rather than cheap scratchy polyester. Basically, it's a real home from home. We wanted for nothing at all whilst we were there.
The owners have an in-depth knowledge of the area and are incredibly helpful before and during your stay. We had such a wonderful stay and are saving to go back. I really can't recommend highly enough."

Communication with the owner via email was great and we had a couple of minor things which we contacted the management company about and Susan was a fabulous help with everything being dealt with swiftly.

"This villa rental is exceptional. From the moment you first make contact with the owners you get the feeling that they have put their hearts and souls into making this the best rental villa possible.
The location is on a golf resort and next to a collection of supermarkets, shops and restaurants, all of which are within walking distance - YES that is right, you don't have to use a car to do some shopping!
The villa itself is very well equipped, far above the usual standard. All of the furniture and equipment are of a higher standard than you would normally find in a rental property, even including two sets of UK power sockets for charging phones etc.
As for the entertainment, our two young grandchildren thought they were in heaven! We counted 20 blow up toys for the pool, in which they spent many hours. In the games room were soft toys, boxed games and even dressing up clothes.
We all had a wonderful holiday staying here and will come back again sometime in the future."

"Have just spent a fantastic two weeks at Villa Southern Dunes. It is situated in an idyllic location, quiet and peaceful yet within half an hour of all the Disney attractions etc. There are many eateries and a large Walmart close by. The villa contains absolutely everything you could need. We realised we had forgotten a cool box - and then found one in the cupboard! We wished we had checked in online and printed off our boarding cards to allow us to arrive at the airport a little later - there was a printer so we could do this using my husbands laptop. The rooms are airy, bright and spacious and the villa is clean and spotless throughout. There were eight of us staying, from the ages of 4 to 70 yet we were never under each others feet. Everything was just fantastic, from the pool area to the well equipped kitchen - even containing a waffle maker! There are ample towels, hairdryers and a little mermaid bubble blower in the bathroom was a lovely touch. Each bedroom is Disney themed throughout, even the light switches!
Absolutely amazing for children - there is a games room with air hockey, table football, pool table and loads of games and toys for younger children. The pool has buckets and spades, lots of inflatables etc. My children were asking every day for more time at the villa! My 4 year old was so excited as every time she opened a drawer or a cupboard there were more crayons, colouring books and stickers! There was also a fantastic selection of DVD's - if you have time to watch them!
They really have thought of everything here, we just wish we had stayed another week so we could enjoy time around the pool/in the villa as we spent most of our time at the parks.
Really hope to visit Florida in the future and if we do we will have no hesitation in booking Villa Southern Dunes again."

"We have had the most amazing holiday. Your villa is just perfect and you have thought of absolutely everything to accommodate every situation! This was our first big holiday with our children and both sets of parents felt very anxious as to what to expect but it has been great and the kids settled into their new surroundings straight away! They loved the pool, games room, puzzles, books and all the floor space to crawl/run around.
Your villa now holds some sentimental value too as one couple got engaged! The location is fantastic and very convenient having Wal-mart a couple of mins away! Manny's Chophouse was a great recommendation - thank you!

"We have just had the best holiday ever! This villa has everything you could possibly need and possibly more! Di has been brilliant in helping with any issues and questions we had, even sent an iPod docking station for us to use, definitely above and beyond what I would expect. We have really enjoyed being here, definitely a home from home, only as someone mentioned earlier 4x bigger!!
Would have been great to read this and found out any tips and recommendations for parks and places to eat. With that in mind, if staying here and reading this you have to eat at Manny's, the best place to eat in the whole of America!!

My boys loved the Disney themed rooms and they loved the games room so much that they cried when we said it was time to go to a theme park!! Would and will stay here again :-)"

"Upon arriving at the Villa it was met with lots of wows! Very spacious accommodation with everything required for a self catering stay. Liked the fact there were two lounges also to relax in. Supermarkets 20 mins walking distance from villa and situated just outside the complex and added peace of mind to have the 24 hour security.
We only managed to spend a week at the Villa, due to having the 2nd week holiday elsewhere and were very disappointed to leave the villa after a week. Could have happily stayed there for months!
Would recommend this villa to anyone whose purpose of visit is theme parks, or just to chill out and do very little. Very peaceful and quiet location. Driving distance around 35-40 mins to main theme parks/malls but roads were never that busy. And plenty of places to eat en route."

The villa was lovely,everything was as we expected,just like all photos on web site which was good.The rooms are all genorous and well equipped,air con was appreciated as it was very close(with thunderstorms throughout our stay).All loved the pool-especially children, though we were out and about a little more than planned due to poor weather conditions(not pool/sunbathing weather!)so did not spend as much time at the villa as we may have liked.(But that`s not your fault!) The villa was easy to find,always good easy jouneys to and from Disney parks etc.We never ventured far around the local area which seems a shame now we are back home, but we definatley got the most out of Disney,Universal and Seaworld, which is what we were visiting the area for! The pool was a little cool when we arrived on the 3rd but we placed a call to [the management company] and they checked it out - however after a couple of days it really got very hot, so we had to call them again to have the temp turned down - after that it was perfect and we enjoyed it every day!!....You have done very nice updates to the villa - the new leather furniture is beautiful and comfortable - the dining room set is very nice too! as are the dishes and the nice addition of TV's (with cable) in the living room

"We LOVED it! First, hubby insists I comment on the golf course! He loved it! He has played several in the Orlando area over the years and this is his absolute favorite. He even called a friend to gush about it (and hubby doesn't generally gush... ever). I loved the "library"! Great selection of books - couldn't believe how many of my Fav authors - I highly recommend reading while in lines at the parks - bring a Ziplock to toss the books in when you hit the rides. Kid games were awesome too. Loved that Walmart was around the corner and trips into Orlando were faster and easier than we expected. We didn't use the pool, but were impressed with how clean it was out there. Furnishings reminded me of Ikea - so nice and practical and NICE. Wish we had those TVs at home - felt spoiled. Loved it! We will be back!"
